Sunny Downtown Room (Sept 2025 - June 2026)

Ideal for a student seeking a comfortable and convenient stay in Montreal!

Availability: September 2025 to June 2026 (maximum)
Rent: 1250 CAD per month (all utilities included: Wifi, Streaming, Heating, A/C, Washer/Dryer, Electricity, Water)

About Me:
• 31 year old woman, working from home.
• Fluent in English, French, and Spanish.
• I value a peaceful and relaxing home environment.
• I am a smoker.
• LGBTQ+ and cannabis friendly.

I am a fairly laid back person! In my spare time I like to read, embroider, watch movies, and play videogames. I really enjoy music and will often have something playing (fear not! I keep it at a reasonable volume when I’m not using my headphones). When the weather is nice I like to go out with friends to the nearby green area around the canal which is just a 5 minute walk away. On the canal you can sunbathe near the water, enjoy the biking paths and various events. A bit further away (about a 20 minute walk) is the Atwater farmers market. I’ve been living in Montreal for about 15 years and would be happy to help any newcomers in this city.

My Condo:
• Located on the 5th floor with elevator access.
• 2 bedrooms, 1 bathroom, spacious living area and kitchen.
• Bright and sunny with a balcony overlooking a small park and trees.
• Prime location between downtown and Griffintown.
• Excellent Commute:
◦ 7-minute walk to Lucien-L’Allier metro station.
◦ 6-minute walk to École de technologie supérieure (ETS).
◦ 3-minute walk to Centre Bell and the underground city.
• Some amenities: Supermarket, pharmacy, and a convenience store just around the corner.
• Bixi bike rental station on the same corner.
• Central A/C.
• Safe building with friendly neighbours.
• Air filter units as well as central ventilation.

Your Room & Shared Space:
• Your room is the master bedroom (5m x 3.5m) with a locking door.
• Furnished with a queen bed, bedding, night table, desk, chair, lamps, bookshelves, closet, dresser, and a full length mirror. (The bookshelves will be cleared for your use, and you can chose to have the existing art on the walls removed).
• Windows with curtains, blackout, and mosquito screen.
• Shared bathroom (I will provide towels and storage space).
• Fully equipped shared kitchen.
• Shared laundry room (washer, dryer, iron, and drying rack).
• Shared balcony with two teak chairs and a barbecue.

Expectations:
• Help to maintain shared spaces tidy.
• Maintain your room clean (you may use the available vacuum, mop, and room cleaning products).
• No pets or parties.
• No unannounced or overnight visitors.
• Respect for quiet time: Please refrain from making noise between 11pm and 6am (using living room T.V., cooking, etc.) If you will be arriving home past 11pm please text me ahead of time to let me know. I will need to enforce this as a curfew if you are often very late and/or cause disruptions during quiet time.
• Maximum room temperature is 23°C while you are in the room. You can control the heating in your room using the programmable temperature panel, but in order to limit energy consumption please do not increase the room’s heating to above 23°C while it is in use and keep it at 18°C while you are away. I generally keep my room and shared spaces between 18°C and 20°C.
• Keep hot showers to under 30 minutes. Also since we will be sharing the bathroom, please let me know in advance whenever you will be needing it for a long period of time (over 30 minutes ).
• Do not leave clothes in the washer or dryer after it is done washing or drying. The machines will beep to let you know when the loads are finished.
• Do not wear outdoor shoes indoors.

My Commitment:
I want your stay to be enjoyable and peaceful! As such, I commit to the following:
• Maintaining shared spaces clean and tidy.
• Respecting quiet time as well! If there’s ever a time when I will be coming home late or leaving very early I will let you know in advance, if you wish.
• Letting you know if I ever need to use the shared bathroom for a long time (over 30 minutes).
• Providing space for you to use in the fridge and in the bathroom (shelves and drawers).
• Letting you know ahead of time if I have visitors coming over.
• Respecting your privacy! I will never enter your room uninvited.
